Yup. First think i would ever ask is about the HOA.
Friend was just taking about a nice 2bed condo near his boat. The HOA fees are $700/month.
700 … a month … is just the HOA fees

Many apartment buildings near me have converted to condos, but all they really did is split the ownership between inside the walls and outside the walls. So you still pay rent for maintenance, the condo pool, landscaping, etc. It lets you customize the kitchen and replace the flooring but IMO it is the worst of all financial arrangements.
I have an HOA for my neighborhood that covers the common ground maintenance. It’s a few acres worth of ground that requires watering, mowing, mulching, and taking care of all the shrubs/trees. They also have an architectural review. All the houses are standard 2000s beige with some variations in the fascia and I am guessing bright pink shutters would cause an uproar, but they seem pretty relaxed otherwise. I did get a letter about 5 years ago to clean my siding…I honestly had not noticed - it showed up more from down across the street. NBD. Its < 100 a month.
