Especially with the way so many house flippers go about things in a half-assed way, I’m really concerned about the old paint and piping.
There was a renovation project that I looked at a couple of years ago in which the realtor was concerned that the basement floor tiles had asbestos in them, and the flipper had no plans to test anything. Major renovations passed all inspections and sold for a decent profit.
Asbestos in flooring tile is generally not a concern. Risk of it getting out is very low. Different than insulation. Unfortunately my asbestos abatement expert friend has passed away (from injury at age 94, not asbestos related) or i could explain better. Lead paint is not a concern in post 1978 buildings, but that leaves a lot of old stock in question.
Yeah, but old asbestos tiling looks like crap by now and is exactly the thing you’d want to replace. A friend of mine went through that - having a contractor start tearing it up before they noticed, then having to hire the hazmats.
Disturbed, it floats particles in the air that gets into your lungs that are then stuck permanently. So with asbestos tiles you can just go over top with something else and be fine.
Taking tiles out isn’t that big of a deal either, I’ve done it. It does take some prep work but nothing too crazy. I flipped a house some years ago that had untold layers of flooring. I researched how to identify asbestos tiles, pulled up the first layer and pretty sure they weren’t asbestos. I pulled up the second layer and looked and yep, that’s the stock photo right there for asbestos. A day later it was bagged, tagged and in a landfill, nbd.
I also learned that a lot of houses have asbestos even in the cement around furnace ducts. And if course, a lot of ceilings.
When I did it, lots of plastic hung up, air pressure, surface kept wet, the right respiratory, and fully clothed in coveralls and head gear. When I was done, stripped down immediately, clothes in the washer and right into the shower for me.
I love when you’re arguing on the internet, and one person tosses out random speculation, and another counters with an extremely specific anecdote. It really makes my day.
(Separately I agree, there’s a little correlation between poisoning and shooting/handling, but it’s nothing remotely like living in a house with led paint.)
