Things to consider before building a house

Yes. I am mad we didn’t but a bench in our master shower.

I don’t know about extra large showers. Doesn’t it get really cold.

Heated tiles in the shower.

Wish I would have done this in our garage

Yup, we have a wireless network access point on each floor, in kinda a zig zag pattern so everything is covered

This is one of the main things we wanted and changed to design to make it larger in our build. Especially if you have kids and live in a climate where there is need for parkas, snowpants, boots, etc

We have a 3 car garage. I’m still mad greenwoman didn’t let me get a 4th stall…

I do want a garage large enough where I can drive into it without the worry of hitting anything. And without any awkward multi-turn backout

I’m really glad we ran a separate service/panel for our (detached) garage, it let me throw in a 40A line for a charger. That’s enough to add ~250 miles of range overnight, should do the trick even if I get a full EV instead of my Volt.

Many garages are built to hold two cars, some just barely so; and some people only park one car and do other things with the rest of the space. You’ll have to be honest with yourself about the garage’s intended use. If you want to park two cars without hitting anything and still have room for storage/mechanic stuff, then you’ll need to build big.

Also, if you want to stand on the driveway and hit tennis balls against the garage door for recreation, then it will need to built of extra-sturdy material.

A convenience for the one who is replacing the water meter . . . although, if your meter is outside (mine is inside), it may have diminishing returns.

But there’s going to be quite a bit of water in the pipes that could flow out if the meter is removed.

When the city came to replace my water meter, the guy appeared to be very happy to see both valves around the meter.

Location, location, location.

As in far enough away from the in laws

If you do this, make sure the koi have someplace to hide when a heron finds your pond…

You know, stuff fails. If the washer fails in a “wet” way in the basement, you clean it up and replace the washer. If it fails upstairs you have a much bigger problem on your hands. I have a laundry chute and like it a lot. My kids used it when they were small, and it was great. I don’t have one from the master bedroom, but that would be nice, too.

It’s also pretty entertaining when a new kitten discovers it…

I’m getting this added to my garage later today. $$$$$

If you are building from scratch, put in geothermal. It’s way more efficient than a heat pump that dumps heat to the air, and it will pay for itself in a few years.

Did you have to add another panel? How many lines/amps are you adding? Are you planning to get a Lightning

Yes. Ways to mitigate the risk include using hoses that have auto-shut off if flow rate is too high, floor drains and catch basins.

Geothermal payback may be longer than a few years depending on your energy use/energy price.

Payback is shorter with new construction. A friend did it a few years ago, and his payback was estimated to be 5-7 years, in New Hampshire.

No, i didn’t need to add a new panel. For whatever reason, a prior homeowner had previously upgraded the panel. I do have a new thing on the other side of the house, but it only goes to the old panel.

Which segues to…I had to replace the main wire to my house, and it needed a new conduit. The original wire was just in the ground, no conduit, and it was right next to the gas line (and the water main. And probably the sewer I think they dug one trench and ran all the utilities through it.) For some obscure reason, code no no longer allows the electric main to be next to the gas main.

I’m upgrading from 100amps to 200 amps. They are supposed to be putting a 50 amp circuit in the garage later today. It was supposed to have started already, but the electrician is running late. I hope it gets done.

+1.
I knew a kid who had a ladder to an attic room from his closet. And then a further ladder that led to a tiny reading nook with a mattress and a window at the peak of the house.

If I built a house that would be my goal.

My goal would be to have something like this as my reading loft. It’s an aspirational goal.
