Trying to sell our house. We have a nice house, decorated very neutrally. So far no offers. The realtor and his stager gave us a todo list. Ive been six days nonstop renos. From early morning to late night, spouse as well. I am too old for this. And tomorrow is another long day, and i still have to.replace a door before the weekend.
Tired of this. I loved this house, raised our kids here, built a life. But after the last week of high pressure to make.stupid changes for.someone else , my spouse and i are over it. Annoyed and done with this house.
On the upside, where im hoping to land is.going to be beyond a dream come true.

Been there, selling our first house in Colorado. Realtor and I did a walk through, came up with a punch list of like 30 things. I got to about item 15 and said yep, that’s what the next buyer is getting.
What kind of things are they suggesting?
I only sold one house. All we got was “that is a big sectional, might be good to take out a few pieces to make the room look bigger.”
When STBX & I sold our house, I moved my stuff out of the house and the realtor hired a cleaning service to clean and we listed the house As Is. It sold above asking price the day it hit the market.
Really market dependent. We sold our last house in Denver in 2020. Did zero work, sold it for $20k over ask in two days.
But when we sold in 2012 (also in Denver) I did a lot of work. Took a few months to sell, reasonably consistent with the market at the time.
Oh sure… I just thought housing was in such short supply in most of Canada that sellers wouldn’t have to bother with anything.

had some PBM follies this week. inhaler was in limbo for renewal.
pbm wanted me to go 90 days starting 1/1 (without telling me). pharmacy only had 2 renewals left and said it couldn’t happen. I told them I was almost out and could take one while they sorted it out but…they couldn’t within the system.
i call provider and ask them to call in more renewals and OK 90 days. I call PBM CustService and they work through it. say they escalated to a problem solver, called the pharmacy, and OK’d a refill.
go to the pharmacy and they tell me what the PBM authorized was a SPECIFIC named drug. pharmacy had 3 of the name brand (which I had been given before), but not the generic that was called in and specially approved. So they couldn’t upgrade me on the fly. I tell them I travel for a few days and am out. the local pharmacy calls others in the area and i get it.
4 visits to pharmacy to get this filled. plus 30 minutes on phones (for me). to get something that was set to “auto refill.”
Its not for added value. Its to give it some curb appeal.
Entire basement moved out, including gym. Carpeting pulled.up, vinyl plank installed, so new trim and paint. Shelving removed and walls repaired. Tvs removed. Floor and walls painted in utility room. New laundry tub installed. New light fixtures in various places throughout the house. Wooden railings painted.
Today quartz countertops are going in and a bunch of furniture gets move in and around. Have to go into.town and buy a prehung door and install it (fair enough, my sons ex gf hacked a cat door into it. ). also have to ask whether they want new smoke.detectors and door bell chimes as the current ones have yellowed.
Today is staging and new pictures so more furniture to move. Im not looking forward to dismantling the treadmill and moving it upstairs into.the garage. And i have to figure out where all my ammo is going there are laws around storage.
Holy , how much money are you sinking into this? I thought Real Estate was tight in most of Canada. Are you in the one slow market?
In most of the U.S. no way would that be worth it. About the only thing here that has positive ROI is paint and only if the existing paint is bad. And basic landscaping.
I dunno, 6 grand? Not that bad.
Our house is nice, executive style in a sought after cul de sac. Lots of qualified lookers, nobody has put in an offer. The intent here is to push someone from nice house, to, my house.
E.g. The carpeting downstairs was horrible, because one room was a gym and the other storage. The rooms were nicely renoed, just the flooring. End of day today, those two rooms will present as living space. Which adds about 25% to the house, and addresess the question wheres the second living room.
Its all bullshit of course. I dont look at thst stuff, or if i do it just impacts price. But, gestures broadly, people are idiots.
I guess we will see.
Also, i learned of something called a painters mitt. Annoying, but faster than a brush on spindles.
